Buying a property at auction
Buying a property at auction is very different to buying a property on the open market. This is because a successful bid at a property auction places you under a legal obligation to complete the purchase within a set time frame. Otherwise, you face losing your deposit. This means you need to carry out the surveys and searches before the auction takes place. If you don’t, you may regret your actions later down the line.
With this in mind, you should ideally instruct a solicitor as soon as you find out that your desired property is being sold at auction.

Auction purchase solicitors
If you appoint us prior to the auction, we will be happy to prepare a pre-auction report, advising on the sale conditions and any other significant information. We can also explain the auction process in more detail, if the process is new to you.
If you end up with the winning bid, you’ll be asked to exchange contracts and pay the deposit straightaway. You can then leave our details with the auctioneer so that the seller’s solicitors can make contact. The completion date is often set 28 days after the auction, leaving very little time to prepare all the paperwork. We understand the time limits at play and will work quickly to complete the process within the deadline
Alternatively, you can appoint us after your successful bid. In this situation, we will work swiftly to ensure the purchase completes successfully within the requisite time frame.
Buying a property at auction has lots of potential benefits – but there are some common pitfalls too. Our solicitors can help you minimise the risks.
